Most Sealcoating Advice Was Written for a Colder Place
Search for reasons to seal a driveway and nearly every answer leads with freeze and thaw: water gets into the surface, freezes, expands, and levers the material apart over a long winter. It is a genuine mechanism and it is close to irrelevant here. Central Alabama does not supply enough freezing to drive it, and a homeowner who seals on that reasoning is doing a useful thing for a reason that does not apply.
The real case in this climate is simpler and stronger. The material is aggregate suspended in a petroleum binder, and that binder is organic. Ultraviolet light breaks it down. Four months of intense summer sun a year does more of that than a decade of mild winters, and the visible result is the surface fading from black toward gray and beginning to shed loose grit underfoot.
That grit is not dirt blown onto the drive. It is aggregate that the binder is no longer holding. Once enough has gone, the surface has an open texture, absorbs water instead of shedding it, and every problem that starts with water getting into the base has a head start.
What a Coating Does, Precisely
Sealer is a thin layer applied over a sound surface. It has no structural role whatsoever and it should never be sold as though it does. Three things are within its ability:
- It takes the ultraviolet exposure that would otherwise fall on the binder. That is the whole point of it in this climate, and it is a real benefit.
- It resists gasoline, oil and transmission fluid. Those solvents soften asphalt on contact and leave a permanent soft patch. A coating gives the drips something else to land on.
- It closes the surface texture. A tighter surface takes on less water and is easier to sweep and rinse.
Three things are outside it. It will not stabilize anything that is moving. It will not bridge a crack — sealer is thin enough that it sinks into an open one and reappears as a dark line within weeks. And it will not restore a surface that has already lost its structure; over a drive that flexes or is cracking in interlocking blocks, it is decoration with a bill attached.
How Often, and How to Tell
Every two to four years suits most residential drives, but the interval is the wrong way to think about it. Read the surface instead.
A drive that is still deep black and closed does not need sealing, and sealing it early achieves very little except establishing a habit. A drive that has gone gray, feels gritty underfoot and shows the aggregate clearly is asking for it. Somewhere between those, the useful test is a bucket of water: on a healthy surface it beads and runs off, and on a weathered one it darkens the area and soaks in.
Over-sealing is a real fault and it is more common than under-sealing on well-kept properties. Coat after coat builds a film thicker than the material was designed to be, and a thick film becomes brittle and separates in sheets and flakes. That looks considerably worse than a surface left alone, and stripping it is unpleasant work. More frequent is not better.
A New Driveway Should Wait
A new surface spends months giving off its lighter oils and hardening. Sealing it during that period traps what is trying to leave and can produce a soft, easily marked surface — the opposite of the intended result.
Six months to a year is the usual guidance, and the surface will tell you anyway. When the deep black has begun to lift toward gray, it has cured enough. There is no benefit to being early and there is a small, real cost to it.
Doing It in This Climate
Sealer cures by evaporation, which makes humidity as important as temperature — and this is a humid part of the country through exactly the months that are warm enough to apply it. A hot August afternoon is not automatically a fast cure, because the air is already carrying a great deal of moisture and is slow to accept more.
In practice that means allowing longer than the minimum before traffic returns. Foot traffic after several hours is usually safe; vehicles want a full day, and more than that if the air has been heavy. Rain landing on an uncured coat will streak it and in the worst case wash sections off, so the forecast matters more than the calendar. Spring and autumn are kinder application windows than midsummer for this reason.
The other preparation that decides the result is cleaning. Sealer applied over dust, loose grit, moss or an oil stain is sitting on the contaminant rather than on the pavement, and it releases from those areas first. A surface that has been swept, scrubbed where it is stained and rinsed takes the coating evenly and keeps it. Any quote that describes application without describing preparation is quoting half the job.
The Honest Summary
On a sound surface, every few years, done after cracks have been filled and after proper cleaning, sealcoating is inexpensive protection against the one thing that is genuinely aging pavement in this climate. On a failing surface, at short intervals, applied over a dirty drive with open cracks, it is a cosmetic treatment that hides the evidence somebody needed in order to make a better decision. The material is the same in both cases. The difference is entirely in the judgment about when to use it.

If a bidder recommends sealer for a drive with those symptoms, ask directly what they think it will fix.

Filling first and sealing afterwards produces a better result and a longer-lasting one. Any quote that includes sealing but no crack work on a drive that visibly has cracks deserves a question.
Is it worth sealing a brand new driveway? Not immediately. A new surface needs months to release its lighter oils and firm up before a coating is put over it, and sealing too early can leave a soft, marking surface. Somewhere between six months and a year is the usual guidance, and there is no harm in waiting until the drive tells you — when the deep black has started to lift toward gray, it is ready.
