A Parking Lot Is Not Loaded Evenly, and It Should Not Be Built Evenly
The most expensive mistake on a commercial surface is treating it as one thing. A lot has zones that see completely different loads, and building all of them to the same specification guarantees that some of it is over-specified and the rest fails early.
Parking bays carry cars that arrive, sit still and leave. That is a light, static duty and a modest section handles it indefinitely. Drive aisles carry every vehicle on the property and carry them repeatedly along the same lines. The approach from the street takes the full weight of anything that enters, at the point where it is also transitioning from one surface to another. And the two places that punish pavement hardest are almost never designed for: wherever a delivery truck turns, and wherever a waste vehicle sets down its lifting arms.
A refuse truck concentrates an enormous load into a small footprint, repeatedly, in exactly the same spot every week. A section built for parked cars will crater there, and it will do it while the rest of the lot is still in good condition — which is why so many properties end up with one wrecked corner and an otherwise sound surface.
Phasing: Keeping the Doors Open
Most commercial properties cannot simply close. Work can be sequenced in sections so that an entrance and an exit are usable at all times, with the surface being built in pieces and traffic routed around each in turn.
It takes longer in total than closing the whole property would, and it needs planning around the specifics of the business rather than around the convenience of the schedule. Delivery windows, the busiest hours, where staff park, whether the fire lane has to remain clear throughout, and how customers will understand the route on the day are all real constraints. Curing time is the constraint that phasing exists to respect rather than to defeat. A new section needs to be left alone long enough to take traffic without marking — a day or so in mild weather, longer in real summer heat, and longer again before heavy vehicles. Opening early does not save time; it puts permanent impressions into a surface that was paid for once.
Water Across a Large Surface
Drainage on a lot is a design exercise, not a detail. Before anything is placed, the question is where every drop is intended to go and what route it takes to get there, and the answer has to reconcile the fall of each bay, the line of the aisles, the position of any inlets and the level of the curb and the building thresholds.
On the sloping sites common across this metro there is a second question that flat-site guidance never raises: how fast the water is moving by the time it leaves. A large surface gathering runoff and delivering it at speed into one corner will erode whatever is at that corner, undermine the pavement edge above it, and overwhelm an inlet that would have been adequate for a gentler flow. Spreading the discharge, intercepting part of it higher up, or building a proper outfall are all cheaper than rebuilding the low corner every few years.
Standing water is the symptom everybody notices. Water that has been traveling under an edge for two seasons is the one that costs money, and it leaves no puddle at all.
Overlay, Rebuild, or Both
On a surface of any size the honest answer is usually both, and a bid that proposes one treatment for the whole property deserves a question about how the decision was made.
An overlay is appropriate where the base is intact and the profile is close to right: it restores the surface and adds years for a fraction of the cost of starting over. A rebuild is required where sections are flexing, where the drainage has to change, or where the existing levels are wrong in a way that new material cannot correct. Typically a lot has areas in both conditions — the aisle and the service corner failed, the bays fine — and the sensible program rebuilds the failed areas full depth and overlays the rest so the finished surface reads as one.
The joint between rebuilt and overlaid areas should be discussed rather than discovered. Done well it is a clean line that weathers acceptably. Done carelessly it is a ridge that collects water and becomes the first thing to fail.
Striping Is Part of the Job
Layout has to be set out again from scratch once a surface has been resurfaced, so it belongs in the same program rather than being treated as a separate errand weeks later. Bay counts, aisle widths, directional arrows, fire lanes and the accessible spaces with their access aisles all have to be marked, and the requirements for accessible parking are set by regulation rather than by preference.
That last point is worth stating plainly, because the most common approach is to reproduce whatever was there before. Older lots frequently do not meet current requirements — spaces too narrow, access aisles missing, signage absent, or the accessible bays placed further from the entrance than the rule allows. A resurfacing is the natural moment to correct it, and confirming the layout against the current requirements before paint goes down costs nothing at that stage.
New asphalt also needs to cure before it will hold paint properly. Striping applied too early on a fresh surface can bleed or lift, so the sequence matters as much as the layout.
What Belongs in a Commercial Quote
The same discipline as a residential job, with more zones. The area of each treatment shown separately rather than as one total. Stone depth and asphalt depth stated for each zone, so the heavier sections are visibly heavier. What is being removed and hauled away. What is happening with drainage. The phasing plan and the access route during each phase. The striping scope, and whether it reproduces the existing layout or brings it to current requirements.
A quote structured that way can be compared against another one. A single figure for "resurface lot" cannot be compared against anything at all.
