The Question Is Not How It Looks

Deciding between resurfacing and replacing is not an aesthetic judgment, though it is usually made as one. A surface can look tired and still sit on a base that is doing its job perfectly, in which case new asphalt over the top is good value. A surface can look passable and be resting on ground that gave up two summers ago, in which case new asphalt over the top is money spent on delay.

The distinction is movement. Everything that matters comes down to whether the assembly beneath the pavement is still supporting it, and there are reliable signs either way.

What a Rebuild Buys That a Resurface Cannot

The honest sales case for replacement is a single sentence: it is the only moment when the shape of the ground can be changed. Once any surface is down, the profile is fixed until the next time it comes up. Every decision about where water goes, how steeply the drive climbs, where the cross-fall runs and what happens at the low end has to be made while the site is open.

That is worth real money on a sloping property. If runoff from the whole length currently arrives at the bottom of the drive and sits against a garage slab, an overlay will reproduce that arrangement exactly and add an inch of height to it. A rebuild can cut the fall the other way, introduce a drain across the low end, or intercept the water higher up so less of it ever reaches the bottom. None of those are available afterwards at any price short of doing the whole thing again.

The second thing a rebuild buys is knowledge of what is actually down there. Excavation turns a guess about the subgrade into an observation, and the specification can then match the ground rather than a general assumption about the area.

Partial Replacement Is Legitimate

Replacing a section rather than the whole drive is often the sensible spend, and it should not be treated as a compromise. Failure on a driveway is frequently concentrated: the turnaround where vehicles pivot, the bottom third where all the runoff ends up, the approach where the heaviest loads arrive. Those areas can be cut out, rebuilt from the ground and paved back while the rest is left alone.

Two things should be said out loud when this is the plan. The joint between old and new will always be visible, because the two surfaces are different ages and will weather differently from the day the work finishes. And the retained section is still exactly as old as it was — the rebuild has not extended its life. If it has five years left, five years is what it has, and knowing that is better than being surprised by it.

Asphalt or Concrete for the Replacement

Worth deciding on the merits rather than on habit, because a rebuild is the natural moment to switch if switching is right.

Concrete is rigid. It stays lighter in color, which matters in a climate with four hot months, and it holds a crisp edge indefinitely. Its weakness is the same as its strength: a rigid slab over ground that moves seasonally will crack, the crack goes where the slab decides rather than where anyone plans, and a repair to a concrete drive is conspicuous no matter how carefully it is done.

Asphalt is flexible. It tolerates ground movement, handles a steep grade well, costs less to install, and — the point that gets overlooked — it can be resurfaced later rather than demolished, which makes the next decision cheaper too. Its weaknesses are real: it wants cracks filled and sealer every few years, and it softens in genuine heat.

On a steep site over clay that moves with the seasons, flexibility is usually worth more than rigidity. On a flat, well-drained lot where appearance is the priority, the argument runs the other way. Neither answer is universal, and any bidder who says otherwise is describing what they prefer to install.

What the Work Involves, in Order

Removal of the existing surface and haulage away from the property. Excavation to the depth the new section requires, which is usually deeper than what came out. Correction of the grade and the drainage while everything is open — the step that only exists here. Placement of stone in layers, each compacted before the next goes on. Then paving, and compaction of the mat while it is still hot.

Weather governs the timetable more than anything else, because neither the base work nor the asphalt wants to be placed in rain. A straightforward residential rebuild is a matter of days rather than weeks; a steep or awkward site, or one where the subgrade turns out to be worse than expected, runs longer, and the quote should say so plainly rather than compressing it to look attractive.

Driveway replacement — FAQ

Rebuild or resurface — which does this drive need? The distinction is whether the ground underneath is still doing its job. Surface-level aging — graying, fine cracking, a bit of ravel — is a candidate for resurfacing. Movement is not. Areas that flex under a vehicle, cracking that has organized itself into interlocking blocks, sunken patches that fill after a storm, or edges that have dropped away all say the base has stopped supporting the surface, and putting fresh asphalt over that buys a season or two at most.

What does a rebuild actually involve? Taking the old surface out, correcting the grade and the drainage while everything is open, placing and compacting new stone to a stated depth, then paving. The middle step is the one that only exists on a rebuild. Once a surface is down, the shape of the ground under it is fixed, so if water is currently running the wrong way this is the point where that gets changed — and it is a large part of what you are paying for.

Why did the last one only last a few years? The usual reasons, in order of how often they turn out to be the cause: not enough compacted stone underneath, a grade that let water sit or travel where it should not, and a surface laid over a base that had already failed. Age is a distant fourth. A drive that came apart quickly is telling you something about how it was built, which is worth knowing before the replacement is specified.

Can part of a driveway be replaced? Often, and it is a sensible option when the failure is confined — a turnaround that has broken up while a straight run is still sound, or the lower section where every drop of runoff from the whole drive ends up. It is honest work rather than a shortcut. The joint between old and new will always be visible, and the section that was left in place is still its own age, so it is worth being clear about what has been bought.

Does the drainage get fixed at the same time? It should be discussed at the same time, because a rebuild is the only realistic opportunity to change it. On a sloped site the questions are where the water enters the drive, how fast it is traveling by the time it leaves, and what it hits at the bottom. Adding a drain across the base of a run, cutting a swale to one side, or simply changing the cross-pitch can matter more to the lifespan than an extra inch of asphalt.

Is asphalt or concrete the better replacement here? They fail differently and neither is universally right. Asphalt costs less to install, handles ground movement and steep grades without cracking, and can be resurfaced later; it wants sealing and it softens in real heat. Concrete is more rigid, stays lighter and cooler underfoot, and lasts a long time when it is right — but it cracks where it wants to, and repairs are conspicuous. On a steep drive over moving ground, asphalt is usually the more forgiving answer.
