Why This Page Names No Number
Almost every cost guide on this subject opens with a range per square foot, and almost every one of those ranges is wide enough to be useless. That is not because the writers are careless. It is because the honest spread for this work genuinely is that wide, and a figure published by somebody who has not seen the property is a guess dressed as information.
There is a second reason, and it is worth stating plainly rather than hiding. A published range becomes a promise the moment a homeowner reads it, and it is a promise made about ground nobody has looked at. Quoting is done by whoever is going to stand on the site and do the work. What a page like this can usefully do is make sure that when a number does arrive, the person reading it knows what it is made of.
The Variables, in Rough Order of How Much They Move a Total
Area. The obvious one, and the one people assume is the whole story. Square footage sets the scale of everything else, but two drives of identical area can differ substantially on every point below.
The section. Inches of compacted stone underneath, inches of finished asphalt on top. This is where two bids most often diverge and it is invisible in a total. Stone is heavy and hauling it is real money, so it is also the easiest line to quietly reduce.
Removal. Whether an existing surface has to be broken out, loaded and hauled away, or whether the new work goes over the top of it. These are different products with different lifespans and materially different costs, and they are sometimes described with the same word.
Excavation and grading. How much material has to come out to make room for the section, and how much shaping the site needs before anything is placed. On a property where the fall has to be changed, this is a large share of the work.
Access. Whether a delivery truck and a roller can get to the working area easily. A narrow approach, a tight turn, overhead limbs, a gate, or a long carry all slow the work and show up in the price.
Drainage. Anything beyond simply shaping the surface — a drain across the low end, a swale, an outfall, edge treatment on a slope. Each is a line item and each is usually worth its cost.
The apron. Where the drive meets the public street. This frequently falls under the road authority rather than the property owner, requirements differ between municipalities across this metro, and the work there can be a small item or a disproportionately awkward one.
Why a Steep Drive Costs More
Not because it uses more material. Because almost every operation on it is slower and needs more care.
Machines have to work across a gradient rather than along it. Compaction takes more passes and more attention, because material on a slope wants to move under the roller while it is still hot. Access for delivery is often harder. And the drainage detail on a slope has to be designed rather than defaulted, because water leaving a steep drive is moving fast enough to take the shoulder with it.
A quote for a sloping site that reads exactly like a quote for a flat one has probably not priced any of that. The shortfall does not disappear; it turns up later as a change order, or as a surface that was built the flat way and behaves accordingly.
How to Make Two Bids Comparable
This is the part that is worth more than any number. Ask each bidder for the same five things in writing, then compare:
- The area being surfaced, in square feet.
- Compacted stone depth and finished asphalt depth, as two separate figures.
- Whether the existing surface is removed and hauled away, or covered.
- What is being done about drainage, pitch and the edges.
- What is excluded — the apron, any concrete work, restoration of the ground alongside.
Nine times out of ten, a gap that looked inexplicable turns out to be one of those five lines. One bid is an overlay and the other a rebuild. One includes four inches of stone and the other two. One is hauling the old surface away and the other is paving over it. Once both quotes describe the same job, comparing the totals finally means something.
The Cheapest Bid, Fairly Considered
Cheapest is sometimes right. Contractors have different overheads, different equipment and different amounts of work on, and any of those can produce a genuinely lower price for identical work.
The way to find out is the list above. Put the section, the removal and the drainage on paper for every bid, and the low number either survives the comparison or explains itself. A bidder who is comfortable committing those figures and is still cheaper has probably earned the job. A bidder who declines to state a base depth in writing is not cheaper — the bid is simply less specified, and the part left unstated is precisely the part nobody can measure afterward.
What Is Worth Spending More On
Three things repay the extra money reliably in this climate and on this terrain.
Depth of stone, because it is the layer doing the structural work over ground that moves with moisture, and because it is the one thing that can never be added later. Drainage, because water is the mechanism behind nearly every expensive failure and the rebuild is the only moment it can be changed. And edge detail on any drive with a real gradient, because that is where a sloping surface begins to come apart and it costs very little at the time it is built.
Three things are usually not worth paying a premium for. Extra asphalt thickness beyond what the section calls for, on a base that is not carrying it. Sealcoating included in a new build, which should wait months anyway. And any warranty language that is longer than the specification it is attached to.
